Leadership Development Programme

Changing Landscape for Real Estate

There is a continuing and growing recognition of Real Estate as an engine of economic growth. The urban population, which is currently 36% of total population, is expected to rise to 50% in year 2050, as per World Bank population studies. The Ministry of Finance (MOF) has supported the flagship schemes of the Ministry for Housing and Urban Affairs (MOHUA) with budget allocations, together with the push for road, rail and aviation infrastructure as well as power and water-supply networks. In March 2022, the Union Cabinet approved the creation of a Special Purpose Vehicle (SPV) called National Land Monetisation Corporation (NLMC) in respect of surplus land and building assets of CPSEs. The REDRA law of 2016 has accelerated the Real Estate sector in India towards formalization and corporatization. RBI has supported housing through low interest rate policies and SEBI has enhanced the capital market orientation through REITs. State governments have rationalized stamp duty rates. The enabling environment in unison has enabled the Real Estate sector to rise from the economic slowdown in 2019 and Covid-19, and helped it rediscover its resilience. The Real Estate sector has risen up to avail of opportunities by raising governance standards, attracting foreign and domestic capital and leveraging upon Information Technology.
